Flood Risk
Upper Olmos Creek, which bisects Whispering Oaks, has a history of flooding. Continued development of land upstream to the north has increased both the volume of rainwater runoff entering the creek and the speed waters can rise. Past flooding events, such as those in 1998 and 2002, caused fatalities and therefore precautions should be taken.
Flood risk maps for Bexar County are being assessed by Federal Emergency Management Administration and the San Antonio River Authority in 2025. The draft map shown indicates dozens of subdivision properties face a 1% annual risk during a high water event. Residents should be aware that flood losses are not typically covered by a homeowner's insurance policy and specialized coverage is often necessary.
